The federal government has been devising creative methods to enhance the value of one of its largest assets ' its real estate holdings.
One of these creative methods is through a public/private partnership known as Enhanced-Use Leasing. Many federal agencies have limited opportunities to dispose of underutilized assets effectively, and, in most cases, the proceeds from the disposition go directly into the U.S. Treasury, not back to the agency for use in furthering its mission. Through public/private partnerships, however, federal agencies have an opportunity to team up with the private sector to redeploy their real estate.
Enhanced-Use Leasing (EUL) provides a wealth of new opportunities for private sector firms to do real estate deals utilizing the nation's largest real estate holder as a partner. Even in a poor economic climate, some EUL deals can provide needed profits and growth potential for developers, landlords, leasing agents and investors.
